In NSW, a contract for sale prepared by your solicitor or conveyancer must be ready before your property is marketed. It includes the title search, the planning certificate from council, the sewer diagram and any required disclosures. Buyers will also ask about council and water rates, strata records for apartments, and any renovations or approvals. We give every seller a simple checklist when we list.
Buyers usually arrange and pay for their own building and pest inspection. Some sellers choose to commission a pre-sale report to give buyers confidence and avoid surprises late in the process. The cost depends on the size and type of property, so ask a licensed inspector for a quote. We are happy to suggest local inspectors.
